When an auction date gets filed, it becomes public record. That’s why your mailbox filled up and your phone started ringing. Most of what you’re getting is automated, and most of it doesn’t say much about what’s actually happening to you.

Here’s the plain version. Once the sale happens, the lender takes what they’re owed. Anything you had built up in the house is usually gone, and the foreclosure stays on your credit for years. Selling before that date is how people keep some of their equity and avoid the foreclosure on their record.

Ten or fifteen minutes. What’s owed, what shape the house is in, and how much time is left before the sale date.

We look at the numbers

We check what the home is worth and what’s owed against it. If there isn’t enough equity for this to work, we say so and don’t waste your time.

You get an offer

A real number, in writing, with the closing date spelled out. No obligation, and no one will hound you about it.

You decide

If you say yes, we handle title and closing and you get your money at close. If you say no, that’s the end of it.

Sometimes that means telling people I’m not their best option. If you have time to list with an agent, I’ll say so. If the numbers don’t work, I won’t pretend they do. Either way, you’ll get a straight answer, and it costs nothing to hear it.
